Reading an uneven floor

An elevation survey produces a map of relative heights across the floor. That map tells you where the low zone is, how large it is, and how steeply the transition runs — which in turn suggests the cause. A single localized dip in a crawl space home points at one failed support. A broad tilt toward one corner of a slab points at soil.

Without that map, leveling is guesswork. It's also the document that lets you compare two contractors' proposals honestly, because both are then describing the same house.

Leveling a pier and beam home

This is the more forgiving case. Supports under a crawl space can be shimmed, replaced, or added, and the floor responds directly. Crews raise in small increments so plaster, tile, and trim have a chance to move rather than break — often over multiple visits with days in between. Leveling related to slab foundations

A concrete slab has cured in whatever shape it currently holds. Lifting it puts the plate into a stress state it hasn't seen in years, and existing cracks may open or new ones may appear. Some slab projects do include lift where the drop is significant and the structure can take it; many are better served by stabilizing the current position with piers and stopping further movement. Structural assessment before anything moves

A competent assessment covers the elevation map, the condition of the supporting structure, the drainage around the house, and any evidence of plumbing leaks feeding the soil. House leveling questions

Is house leveling the same thing as foundation repair?

Related, not identical. Foundation repair addresses why the structure moved and stops it from continuing. Leveling addresses the geometry — bringing floor elevations back toward where they belong. Many projects include both, and some include only one.

How much slope is too much?

There's no single number that applies to every house. What matters more is whether the slope is changing and whether it's producing damage. A quarter-inch over twenty feet in a stable 1940s home is a different situation than the same reading appearing over two years in a newer one.

Can lifting a house cause new damage?

Yes, and that's why it's done slowly. Drywall, plaster, tile, brick, and plumbing all resist being moved back. A careful crew lifts in small increments, sometimes over multiple visits, and tells you in advance which finishes are likely to crack.

Do slab homes get leveled too?

They can. Lifting a slab is more constrained than adjusting a crawl space, because the concrete plate has cured in its deflected shape. Many slab projects deliberately stabilize at the current elevation rather than chase level, and the proposal should say which approach applies.

How long does the work take?

A crawl space leveling project commonly runs a few days of active work, sometimes split across visits to allow staged lifting. Slab projects with piers typically run one to four days depending on pier count and access.
